Sunnyledge sits above Francis Beach on the North Shore of St. John, one of the most beautiful stretches of sand on the island. The views run in every direction: west to the lights of St. Thomas at night, northeast to Tortola that feels close enough to touch. Francis Beach is a protected turtle nesting sanctuary — Keleigh even helps monitor it through nesting season (June to November).

It’s an easy jeep ride or a ten-minute walk down to Francis Beach, with the rest of the island’s beaches, water sports, and dining just beyond. This is the owner’s family home, so inquiries and bookings go directly through the owners, for a more personal touch. You won’t find it on the booking sites. Air conditioning is in the bedrooms, and the home runs on solar power with backup batteries.

Inside, three large bedrooms each have oversized showers, alongside a fully equipped kitchen, indoor and outdoor dining, a comfortable great room, and plenty of deck space, both shaded and in the sun. The home sleeps six across three bedrooms — king beds plus a twin setup that converts to an additional king.

Seasonal rates

Booked directly with the owners. Maximum occupancy is 7; each extra guest — including children — is $75/night. All rates add 12.5% USVI hotel tax.

Nightly rates available — in season $700 (2 BR) / $750 (3 BR), holidays $900; off season $500 (2 BR) / $550 (3 BR). Holiday weeks (Dec 21–Jan 4) require a 12-night minimum to capture both holidays, or a 7-night minimum during the holidays.
