A few island notes to make your home away from home feel easy from the moment you walk in.
Sun & Sea is owned and run by Keleigh Rees, the Managing Broker with Islandia | Christie’s International Real Estate who fell for St. John on childhood visits and made it home in 2017. She cares for every home and every guest personally — so if anything comes up during your stay, you’re talking to the person who can actually help.
Please turn off the lights whenever you leave a room or aren’t using it. Some of our villas have A/C in the bedrooms only, while three are fully air-conditioned. Either way, please run A/C only while you’re in the room and turn it completely off when you head out. In the full-A/C homes, set all thermostats to 78°F when you leave the house.
Water is rain-collected in a cistern and UV-filtered. Please conserve: short showers, tap off while soaping. It’s septic, so only toilet paper goes in the toilet.
Run the washer and dishwasher only with full loads (shake sand off outside first), and please start the dishwasher before you check out.
Beach chairs, coolers, and towels are provided. Rinse everything (and your feet) at the rinse station by the entrance — please don’t rinse sand into the pool.
Homes are sprayed monthly, but sugar ants move fast — keep food sealed and dishes washed. Bring mosquito spray (worst around 8am and 4pm). The wild donkeys are charming; please don’t feed or pet them.
Wireless internet is provided (island speeds run a touch slower than the mainland). All villas are non-smoking — outside only, and please, no butts on the ground.
Starfish & Dolphin Markets in Cruz Bay (E&C Gas nearby); Midway Grocery on Centerline Road before mile marker 3. In Coral Bay: Dolphin Market and the Love City Mini Mart. New in Cruz Bay: St. John Meats (walking distance from the ferry dock), plus a new gourmet grocery in the former Fish Trap space by the Catholic church.

Drive on the left. Pull over to let faster traffic pass, buckle up (front seats), and no phones while driving — police do enforce it. A four-wheel-drive vehicle is strongly recommended for the island’s steep, winding roads.
The VI bans non-reef-safe sunscreen. “Think Sport” is widely available on island — more at savethereef.org.
Accidents happen — just let us know right away so we can fix it. And if anything was missing, tell us so the next guest benefits too.
Re-confirm departure times before you head out, and leave a little buffer for the ferry and the drive to STT. St. Thomas (STT) closes baggage check-in 90 minutes before departure, so give yourself ample time to reach the airport.
